Ginger Klaerner of the Mission Title Company on Glenview Drive, and I recently closed a very complicated “For Sale by Owner” (FSBO) transaction. To give some background on this deal, one of my clients settled on making an offer for the house only to learn that it was a FSBO and the seller was unwilling to pay commission for a buyer’s agent. This meant that the buyer was basically left out in the woods since she was not a licensed real estate agent and I am prohibited from acting as her representative. I reached out to Ginger and her team at Mission Title and explained the whole situation to her. She agreed to do whatever she could to assist me in getting the deal closed on time. Over the next 15 days, life went according to plan. Then the title commitment came back, and it was full of issues ranging from unsatisfied liens, child support claims and a divorce situation. Needless to say, my closing was not going to happen unless and until the title commitment was insurable. Instead of simply refusing to do the deal (like other title companies might have), Ginger went above and beyond her duty and reached out to all of the interested parties to secure resolution with the OAG and the county clerks offices. The newly discovered problems pushed my closing back approximately two weeks and that was expected given the weight and severity of the issues with the title commitment. After hours of phone calls and many, many emails later, Ginger was able to secure a new title commitment that her underwriters could insure and we were able to move forward with the purchase. Throughout the whole deal, Ms. Klaerner was a consummate professional, very responsive and a total pleasure to work with. Issues with sellers are not uncommon in the purchase of a home and I am so glad that Ginger was my escrow officer. I completely and wholeheartedly recommend her in particular and Mission Title Company overall for all of your title work needs.
