PROACTIVE

RECEIPT OF CONTRACT AND EARLY CORRESPONDENCE LEADING UP TO THE CLOSING. In the case of a buy/sell transaction, you will receive almost immediately, a copy of the fully executed Contract. You will also receive other emails, questionnaires, timelines, etc. so that we can prepare for the closing. No one likes surprise at the closing table. Please promptly respond to all such emails using our encrypted service.

CHANGES IN YOUR MARITAL STATUS? Alert your escrow officer immediately if there are any changes to your marital status since you signed the real estate contract or during the time that you have owned the property. We must know this Prior to Closing. Any discrepancy could cause delays in closing.

BRING COMPLETE IDENTIFICAITON TO CLOSING! To comply with federal security, banking, and notary laws, you must bring valid [not expired] government issued identification (i.e. Driver’s License or Passport) and your Social Security #. This is required of each person signing documents at the closing (including someone signing under a Power or Attorney).

IS OUR TRANSACTION LINKED TO ANOTHER? In other words, you’re selling another home, and using the proceeds to buy a home in our transaction (or vice versa), let your escrow officer know as soon as possible so he or she can better coordinate all the moving parts.

ARE YOU GOING TO BE PRESENT AT CLOSING? If not, please give us as much notice as possible to arrange for a remote closing. Please also keep in mind that many of the documents that are required at closing will need to be done in front of a Notary Public (within the United States or an approved witness if outside the U.S..).

ARE YOU USING A POWER OF ATTORNEY? If you intend to use a Power of Attorney (POA, i.e… allows someone else to sign for you) at closing, please be aware that Mission Title and your lender must preapprove the POA PRIOR to its execution and use. If you need assistance in having one prepared, please contact us as we could have local attorney’s prepare one for you. Lastly, our corporate policy is to have all POA’s will be re-affirmed the day of closing by our office contacting the party granting the POA. Please make sure that we have good contact information for you and that you are available at the time of the call! Lastly, please bring your original Power of Attorney document to closing so that we can record the Original.

LENDER DOCUMENTS ARE NEEDED 4 DAYS PRIOR TO CLOSING! To avoid a delay in your closing, please coordinate with your Lender to ensure all loan documents and closing instructions are delivered to us as early as possible.

CONTACT YOUR BANK PRIOR TO CLOSING! If you are required to bring any money to closing, you should know that Title Companies in Texas cannot accept any funds that are not considered “Good Funds”. Please be prepared to only bring a cashier’s check. If that is not possible, please call us to discuss alternative options. Mission Title will not accept any ACH transfers or personal checks for more than $500.  Failure to provide such Good Funds will delay the closing.

PLEASE BE AWARE THAT THERE ARE WIRE FRAUDSTERS TARGETING REAL ESTATE TRANSACTIONS. IN RESPONSE, MISSION TITLE WILL NEVER EXCHANGE WIRE TRANSFER INFORMATION WITH YOU VIA UNSECURED E-MAIL PRIOR TO WIRING ANY FUNDS, YOU SHOULD CONTACT MISSION VIA A VERIFIED TELEPHONE NUMBER AND CONFIRM THAT THE WIRING INFORMATION IS ACCURATE.

FOR SELLERS ONLY:  If other arrangements have not been made, Mission Title would be happy to assist you in the delivery of these items to the buyer at closing.

Mailbox Keys Any existing warranties on appliances or equipment.
Any Passcodes to Locks Any other useful information.

FOR REALTORS ONLY: We would welcome and encourage you to attend the closing! If you intend to use commission

disbursement agreement, it must be sent to us prior to the preparation of the Closing Disclosure Form.
