Think about the amount of time you spend answering relatively basic real estate questions for leads and clients. If you’re like most agents, it’s a significant time investment that doesn’t always yield results but can’t be ignored — it’s critical for establishing trust and sharing market expertise with your buyers and sellers. And those buyers and sellers want quick answers to their questions, which can be difficult to deliver if you’re showing a house or negotiating a tricky deal.

Julio Orozco, an agent and the director of sales and innovation at Intero Real Estate, believes that innovating to make a client’s life easier can also help make individual agents better and faster. He’s going to be talking about how his business is using chatbots to help answer client questions and how chatbots in general work for real estate applications in a session at Tech Connect, part of the weeklong education, programming and networking taking place at Inman Connect San Francisco, July 17 through 20 at the Hilton San Francisco Union Square.

A chatbot, Orozco notes, is “a computer program designed to simulate a conversation.” He uses a text-message chatbot that helps him capture leads and keep in touch with them on his end, and it immediately delivers information to his clients when they request it.

He introduces the chatbot to the client as a tool that will help both of them through the home buying or selling process. Sellers can text the word “CMA” to his chatbot and it will engage the seller in a short conversation with instructions for how to pull a CMA (comparative market analysis) themselves. “It doesn’t give them a value on their home,” Orozco explains, “but it’ll give them the value of homes around them. And if I’m at a listing appointment or out selling property or at an open house, my mind as an agent isn’t wrapped around that client.”

He’s also simultaneously receiving a text message on his own phone that tells him the seller is interested in a CMA, which prompts him to ask the requester if they’d like him to look at their home and produce a full CMA for them.

Orozco’s bot also supports buyers, and he says that the chatbot “gives peace and clarity to my clients, and constant communication for me.” He’ll give attendees a quick explanation about exactly how it works and how it was built at Tech Connect at Inman Connect San Francisco.
