To make a Beverly Hills property stand out from all the other mansions, most listing agents bring in a potted plant or two — Shane Patel added a whole green wall out of living moss.

Both a developer and a listing agent, Patel gives a lot of thought on how to make homes look unique, Realtor.com reports. For this latest property, he drew inspiration from what he had seen in hotels and restaurants, which increasingly have giant plant walls built into their décor.

To do that, Patel installed a wall made out of living moss along the home’s floating staircase between the top and bottom floor. While the new owner will need to do some watering to keep the plants alive, the wall is built in a way that regenerates the moss without much trimming or cutting.

“It’s best an owner takes a spray bottle of water if they really want to maintain it,” Patel told Realtor.com. According to one architectural company, a living wall costs between $195-$265 per square foot to install.

The 1715 N Beverly Drive property, which has just hit the market for $4.7 million, was built earlier this year and boasts 3,951 square feet in total. Designed in the luxe contemporary style popular across Los Angeles, it also has a floating staircase, an open floor plan and a retractable wall that leads to a yard. The front of the house is also surrounded by plants.

Time will tell whether a plant lover will fall for the property in the coming weeks — although Patel sees it as primarily a party pad.

“This is definitely an entertainment-friendly house,” he said. “It’s pretty much a bachelor pad. Some of the finishes are pretty flashy. It’s probably not a family home.”
