David Friedman created the world’s leading database of ultra-high-net-worth consumers — as a result, he’s essentially the world’s leading expert on the ultra-affluent and, in particular, how to talk to them. “Everybody has existing relationships, whether it’s with friends or people you work with,” Friedman notes. “The key to connecting with ultra-high-net-worth buyers and sellers is to start with people you already know and map around them.”
Friedman is going to be speaking at Luxury Connect, October 16 through 18 at the Beverly Wilshire Hotel, about how to speak to the wealthy in a special session that will help you learn becoming a real estate wealth advisor. Attendees will get a chance to hear him discuss tips for forming a network of wealthy clients … even if you don’t currently sell luxury real estate.
The trick to building sales relationships with the ultra-affluent, Friedman said, is to focus on the relationship to the exclusion of everything else. “They’re bombarded from all sides by everyone,” he explains. “So the key is not to sell — it’s just to build a relationship with somebody. They’re most likely not looking to buy or sell a house at the moment, and that’s a good thing; it gives you a great opportunity to build a portfolio of these relationships that you’re managing, and eventually someone will need something, and they’ll know you’re there to help them.”
After you’ve mapped out your existing network and analyzed how you can connect with the ultra-wealthy, Friedman suggested “starting to swim in the lanes where they are. You join places where they congregate, like a country club, and build relationships.”
